Marco Island is an engineered boating paradise with over 100 miles of internal waterways. However, not all "waterfront" is created equal. Understanding bridge clearance is the #1 factor that influences home resale value here.

Water Direct (No Bridges)

The "Gold Standard" for Boaters.
Water Direct properties have zero bridges between your dock and the open Gulf of Mexico. This means you are restricted only by the draft of your vessel, not its height.

Ideal For: Sailboats, Sport Fishers with Tuna Towers, and Large Motor Yachts (60ft+).
Top Neighborhoods: The Estates, Old Marco, Key Marco, and the Isles of Capri.

Water Indirect (Bridge Access)

The Value Option.
These homes require passing under at least one bridge to exit the island. While prices are generally lower, you must know your clearance.

Standard Bridges: Most (like Roberts Bay) have approx. 10ft clearance at high tide.
The "High Bridge" Exception: The Smokehouse Bay bridge (near the Esplanade) offers approx. 14ft clearance, allowing for larger center consoles with T-tops that can't fit elsewhere.

  • Seawall Condition: Many original 1970s seawalls are nearing end-of-life. A failure can cost $30k-$50k to repair.
